1. Information we collect

Account information

When you create an account, we collect your email address and a securely hashed password (or, if you sign in via a third-party identity provider, the basic profile information that provider shares with us). We use Supabase to host our database and handle authentication.

Deal and property data you enter

To use the calculators, you enter information such as purchase price, rent, financing terms, expenses, down payment, property addresses, and similar deal assumptions. If you save a deal, compare properties, or generate a Smart Property Report, this information is stored to your account so you can return to it later.

Property lookups (Smart Property Search)

If you use Smart Property Search, the address you enter is sent to our data provider, RentCast, to retrieve property facts, rent and value estimates (AVMs), and comparable properties. See Third parties we share data with below.

Billing and payment information

If you subscribe to a paid plan, payment is processed by Stripe. We do not receive or store your full credit card number. We do receive and store limited billing metadata from Stripe — such as your subscription status, plan, trial dates, and a Stripe customer ID — in order to manage your subscription. When a checkout follows an advertising visit, we may also attach limited campaign-attribution identifiers to Stripe checkout metadata so we can measure whether advertising leads to a trial or paid subscription.

Usage and device information

We automatically collect certain information when you use the Service, including your IP address, browser type, device type, pages viewed, general usage patterns, and advertising-attribution identifiers (such as Google click IDs when present), via Google Analytics, Google Ads conversion measurement, and Meta Pixel advertising measurement. See Cookies & tracking technologies below.

Communications

If you contact us for support or otherwise, we keep a record of that correspondence, including your email address and the content of your message.

2. How we use your information

We do not sell your personal information, and we do not use your saved deal data to train third-party AI models or share it with data brokers.

3. Third parties we share data with

We share limited information with the following service providers, solely to operate the Service. Each acts as a processor on our behalf and is contractually restricted from using your data for its own purposes:

4. Cookies & tracking technologies

You can control cookies through your browser settings, including blocking or deleting them. Blocking essential cookies may prevent you from staying signed in or using parts of the Service. Where required by law, we will request your consent before setting non-essential analytics cookies.

5. Data retention

We retain your account and deal data for as long as your account is active. If you delete your account, we delete or anonymize your personal information within a reasonable period, except where we are required to retain certain records (for example, billing records) for legal, tax, or accounting purposes. Cached property/AVM data may be retained for a limited period to avoid unnecessary repeat lookups, consistent with our usage limits disclosed in the product.

6. Your rights and choices

Depending on where you live, you may have the right to:

You can exercise most of these rights directly from your account settings, or by contacting us at the email below. We will respond within the timeframe required by applicable law.

7. California privacy rights

If you are a California resident, the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA), and the California Online Privacy Protection Act (CalOPPA) give you additional rights, including the right to know what personal information we collect, the right to request deletion, the right to correct inaccurate information, and the right to opt out of the "sale" or "sharing" of personal information (as those terms are defined by California law). We do not sell your personal information. To the extent our use of analytics tools is considered "sharing" under California law, you may opt out using the cookie controls described above or by contacting us. We will not discriminate against you for exercising any of these rights.

8. European (GDPR) rights

If you are located in the European Economic Area or United Kingdom, we process your personal data under the following legal bases: performance of a contract (providing the Service you signed up for), our legitimate interests (improving and securing the Service), consent (for analytics cookies), and compliance with legal obligations (billing records). You have the right to access, correct, delete, restrict, or port your data, to object to processing, and to lodge a complaint with your local data protection authority.

9. Data security

We use industry-standard measures to protect your information, including encryption in transit (HTTPS), hashed passwords, and access controls restricting who at Deal Seeker Tools can view account or billing data. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

10. Children's privacy

The Service is not directed to children under 16, and we do not knowingly collect personal information from children under 16. If you believe a child has provided us with personal information, contact us and we will delete it.

11. International data transfers

Deal Seeker Tools is operated from the United States. If you access the Service from outside the United States, your information will be transferred to, stored, and processed in the United States (or other countries where our service providers operate), which may have different data protection laws than your country of residence.

12. Changes to this policy

We may update this Privacy Policy from time to time. If we make material changes, we will notify you by updating the "Last updated" date above, and, where appropriate, by additional notice (such as an email or an in-app notice). Your continued use of the Service after a change becomes effective constitutes acceptance of the revised policy.
