It uses simplified construction financing assumptions and a separate server-side Deal Seeker evaluation. Use the Developer / Builder mode when the project needs entitlement, development-loan commitments, absorption, IRR, NPV or professional sensitivity analysis.
Sell finished lots and build & sell homes use the same for-sale math: net sales revenue − total development cost, with timing-driven financing. Building to hold as a rental uses different math (stabilized NOI, yield on cost, cap rates) and is not mixed into this calculator.
Selling costs are deducted from revenue, not added to cost (same as Fix & Flip). Profit = net sales revenue − total development cost.
Margin on revenue = profit ÷ gross sellout. Return on cost = profit ÷ total development cost. 20% on cost is about 16.7% on revenue. Profit targets are yours, not industry rules.
Work backward from what the finished lots or homes will sell for: subtract every cost and your required profit — what is left is the most you can pay for the land. Small changes in price or cost swing it heavily. In Advanced mode Deal Seeker also solves the land price for your target IRR, and a discounted-cash-flow land value at your discount rate (never both a profit line and a profit-inclusive discount rate).
Break-even price per unit = (total development cost + marketing) ÷ (units × (1 − commission % − closing %)). Marketing is a fixed project cost — you spend it whether you sell 30 lots or 40 — so it is added once. Units to break even and units to repay the loan use net proceeds per unit after variable selling costs.
Interest, taxes and insurance accrue every month. Delays usually cut IRR much more than profit. Absorption (units sold per month) drives how long the loan stays outstanding.
If you borrow to buy the land, interest runs every month of entitlement, before any site work. Many lenders will not close a development loan until approvals are in hand, so the land loan (or your cash) carries the project until then. Deal Seeker always states which assumption is active and never assumes the entitlement period is interest-free when the land is financed.
The development loan commitment = loan-to-cost × (costs before financing + any interest-reserve line in the loan budget). Lender-funded interest can only use commitment that is still available. If costs or interest need more, the difference is a Financing Shortfall — additional equity required, and it is included in your cash flows and IRR. A loan sized at LTC × costs leaves no room for interest unless the lender budgets an interest reserve — enter it from your term sheet.
Lenders usually require your equity in before the loan funds. Lot release prices (often above the loan allocated per lot) can repay the loan faster than sales alone. Federal supervisory loan-to-value limits (raw land 65%, land development 75%) are bank ceilings, not offers.
Profit is dollars; IRR adds time; equity multiple is dollars back per dollar in. Unlevered IRR ignores financing; levered IRR is your return after the loan. If the loan costs more than the project earns, leverage lowers your return.
Soft and hard contingencies cover estimating error and surprises. Government impact and tap fees are usually known amounts and carry no contingency here.
The official Deal Seeker verdict is calculated on the server using rules stored in Supabase; those rules are not embedded in this page. Your Targets badge is separate and compares the project only with the targets you entered. If the verdict service is unavailable, the page shows a neutral unavailable state rather than inventing a browser-side verdict.

Margen = ganancia ÷ ventas brutas.
